Property Description
Pacolet River Tract is a secluded timberland property that fronts for well over a quarter mile on the Pacolet River. Access is via a private dirt road shared by two or three other landowners. The land is forested with a mix of pine and hardwood stands on rolling hills and slopes. Well maintained internal roads give good access through the tract and come to within about 100 feet of the river. Reedy Branch forms part of the tract boundary before connecting with the Pacolet River.
Planted loblolly pines cover about ±90 acres of rolling uplands. These trees were established in 1999 and have been thinned once. They show good health and vigorous growth. Mature mixed hardwoods cover steeper slopes and flats near streams and drainageways. Oaks and beech dominate slopes. Yellow poplar and river birch are common closer to the waterways. Gentle slopes on a few broad ridges could be used for large wildlife openings or small pastures.
A plat from 1994 describes the tract as ±154.60 acres with right at 1,700 feet on the river. The private access road is described in plats and deeds in the county record. In the past it was a county road, but it is now gated about 800 feet in front of the property. County maintenance ends about 1,500 feet from the tract. Part of this length has a good gravel base. A small electric distribution line crosses the south end of the property and could provide power for a cabin or other improvements.

The north side of Union is about 15 miles away with stores and restaurants. From Jonesville, SC post office, proceed from back of parking lot to the end of Post Office Drive and turn left (east) on Forest Street. Go about one mile to the junction with Hwy 9 (Main Street) then turn right (south). Continue for about 5.5 miles on Hwy 9 toward Lockhart. Just after passing Kelly’s One Stop store, turn left (north) onto Pea Ridge Hwy. After about 5.5 more miles, proceed straight across Mt. Tabor Church Road (Hwy 105) and look for Howell Road to turn to the left (north). Turn onto Howell Road and look for first road on the right which is Redbud Lane. The property is near the end of Redbud Lane, past county maintenance and behind a locked gate. Please call in advance to schedule a time to see the tract.
