THE OFFERING
American Forest Management, Inc. (AFM) has been retained to solicit sealed bids for approximately 13,235± gross acres of land and timber located in Pierce County, Washington, known as the Wilkeson Tree Farm. This unique property will be offered for sale in its entirety as a lump sum, single-phase event.
THE PROPERTY
Wilkeson is located south of Buckley/Enumclaw Washington, along the Carbon River corridor. Numerous domestic and foreign product outlets are in close proximity to the Timberlands and are easily accessed over quality maintained private and public road systems. A portion of the site is favored with a conservation easement granted to the State of Washington in 2008.
Approximately 84% of the property is classified as “net available” acres suitable for forest management. Overall, there are 2,207± net available timbered acres of merchantable softwood 36 years old or older, containing an average of 17.5 MBF/net acre. The softwood plantation acreage totals 9,321± net acres with an average plantation age of about 24 years, with a majority of the plantation acreage primed to grow into merchantability over the next ten to twenty years. In total, there are approximately 39 MMBF of net merchantable volume across all species.
DATA ROOM
AFM has set up an electronic data room containing information for bidders to use as they evaluate the property. All prospective bidders who execute a Non-Disclosure Agreement (NDA) will be granted access to the data room. The data room will be accessible to prospective bidders starting August 21, 2019.
OFFERING PROCESS
Wilkeson is being presented for sale in its entirety, as a single stage, lump sum sealed bid event, with no further option to subdivide. Prospective bidders are invited to participate in the process upon execution of the NDA. Final bids will be due October 3, 2019.
