THE OFFERING 
American Forest Management, Inc., (AFM) is pleased to offer an investment grade, Appalachian hardwood property totaling 16,122± GIS acres known as Wapiti Woods.  The property is located in Logan and Mingo Counties, West Virginia, and is being offered in its entirety for a listing price of $7,700,000. Offers will not be considered for individual tracts.

THE PROPERTY
Wapiti Woods has a long history of quality timberland management influenced by investment parameters designed to maximize timber production, while maintaining the highest and best use of the land.  The property has been managed under West Virginia Best Management Practices and is currently SFI third-party certified.  As is typical in this region, the minerals are not owned by the seller. Wapiti Woods is encumbered by a “working forest” conservation easement held by the State of West Virginia’s Department of Natural Resources that allows the owner to manage for timber and other forest products while limiting subdivision and securing public access for outdoor recreation.  Preliminary steps have been completed to initiate carbon credit sales if desired.

The acreage is dominated by a diverse species mix of Appalachian hardwood stands growing on productive sites positioned for strong biological growth, product shifts and price appreciation. The property contains an exceptionally high percentage of merchantable acreage, with ninety-five percent (95%) of the acreage classified as suitable for timberland management.

AFM has set up an electronic data room containing property information for interested parties to use as they evaluate the properties.  All prospective bidders who execute a Confidentiality Agreement (CA) will be granted access to the data room.
