THE OFFERING American Forest Management, Inc., (AFM) is pleased to offer San Pedro Timberlands. The property is located in Madison (4,815± acres) and Taylor (1,598 ± acres) Counties, Florida, totaling 6,413 ± gross GIS acres.  The property is being offered for sale in its entirety with a listing price of $8,800,000. 

The gross acreage is comprised of: 

  • ±2,733 acres convertible to plantations that include: 
    • ±151 recently harvested acres available for planting;
    • ±831 acres of premerchantable plantations ages 0-11 with an average age of approximately 5 years;
    • ±1,237 acres of merchantable plantations ages 12+ that carry approximately 73,200 total tons, equating to an estimated ±59 tons per acre; and
    • ±514 acres of natural pine, hardwood, and cypress that carry approximately 24,300 total tons, equating to an estimated ±47 tons per acre
  • ±3,475 acres of non-convertible natural pine, hardwood, and cypress that carry approximately 148,000 total tons, equating to an estimated ±43 tons per acre

The upland acreage has a diverse age class distribution of pine plantations growing on lower coastal soils with an average, overall site index of 77 feet (base age 25).  San Pedro offers good practical access for forest operations to strong local markets.  The property has three active pay-as-cut harvest contracts; information on the contracts is located in the data room.

DATA ROOM AFM has set up an electronic data room containing information for prospective purchasers to use as they evaluate the offering. All prospective purchasers who execute a Confidentiality Agreement (CA) will be granted access to the data room starting June 24, 2020.
